Key Money - Any payment which is not rentals and given for renting the property, or getting a right of possession in the property, or returning the right of possession in the property. The tenant is a protected tenant, and he/she doesn't own the property, but has a right of possession. In case of selling contract, if the tenant lives less than 5 years in the property, then he/she gets 2/3 of the money and the owner 1/3, and if the tenant lives more than 5 years, then he/she gets 60% and the owner 40%. Called in Hebrew "Dmei Mafteach".
